One of the members had recently moved into a house in Bear, Delaware. That house had the biggest basement I had ever seen!! He had a ton of trains still in boxes from the move and they only took a tiny corner it seemed. HVAC and water heater were tucked into another corner leaving the entire room the size of the house above. I’ve been drooling for a basement like that ever since!
So you guessed it, I’m steering my bride to that area.

So you guessed it, I’m steering my bride to that area. It is only a bit to the south and west, however Middletown is a boom town which you may want to consider or points in between that and Bear. I am surprised that they have basements in Bear with such high water tables all around there.

Dave, Thanks for asking - I am doing well. I have re-packed the 3 steam consists I had running on 3 loops on the floor, and took up the 2 smaller loops. I am now rearranging what will become the large loop around the perimeter. I have been balking at putting the order in for lumber - I just can't get confident with the footprint - I am being ridiculous in trying to squeeze out inches. I was going to have each of the panels cut exactly to size; however, I may just have them cut to a larger size and have my son do trimming with a circular and sabre saw. In the meantime, I may wait for a track order to come in (about 55 pieces so that I can get a definite outline, and then redo the wood measurements. What is also taking a good deal of time is the work arounds in doing measurements - I am doing all of this non-visually. Alfred

Where are you guys thinking of moving to in a couple of years? Chester county, is a fine place to move to. Nice homes, plenty of land. Best of all its close to me! Dave Dave, you have me sold! I loved Chester County when we lived there, but I'm having trouble convincing Lynley to move to areas where it snows (and I don't miss it much myself!). But I'm trying to get as close as possible! Cranberry Township is nice. Our NMRA division would welcome you. And we have a fine re-education camp for Flyers fans as well. 😉🤣

I finally arrived at the panel sizes for the new layout table top – after trying to squeeze out every inch possible. I submitted the order for lumber, and I am waiting to hear back about whether they can do all of the cuts – one is a rip cut. Once I complete the benchwork support, I will arrange the plywood panels and have my son do any cut adjustments (shortening / cut-outs / rounding corners). I left space on the backside of the layout for access – one of the hold-ups was to make sure I could bring track around the access area from the exit of a 72” circular track section. I have included a 1-minute video which (hopefully) scans the train room showing the cardboard sections I used as templates. I have some track down on the floor for preliminary test purposes – and to have some fun running trains. I was running a Lionel Burlington Route GP-7 (#2328, 1955-56 ) – it may have shown up in the video. Alfred youtu.be/xxBIZrMjfOY

But re-education of Flyers fans by Penguin fans? That’s the team that had to tank about ten seasons just so they could get Mario and Jaromir. Then they did it again to get Sidney! Win a Cup then tank for a bunch of seasons. And didn’t Mario sue the organization because they didn’t pay him?! Sheesh!
Ok, that was a bit harsh. I actually liked the Penguins during the Lemieux years. And don’t forget it was Flyers fans that gave Mario a standing ovation in Philly when he returned from his cancer treatments. (We met him in an elevator after a game in Phoenix when he was running the organization) But I believe Penguin fans could learn a few things from Gritty!

In south jersey you would be close to the sports arena's. Jersey taxes are high though, but they are getting high everywhere. Lots of nice places in south Jersey, depends on what your looking for.

Best success with your house search and move. What will you do with your layout? Alfred Thank you, Alfred. We’re just probing areas and gathering information for now. It’s still at least two years away.
As for the layout, what I do with it will depend on the area available. If I have my way it’ll be big. Freight and passenger yards, steam facility with a turntable and roundhouse, diesel locomotive facility, mountains, bridges, city, small town, ocean beach scene with amusement park, a river and a passenger station hub.
I already have all the trains, track and bridges I need and most of the other materials along with what I acquire in the meantime. It’s what I had planned before and after moving west but the move and elderly parents slowed progress and changed the focus. I’m fortunate that I have a wife who enables me in the hobby.

Actually, any nearby Major League city would work. Just this season we caught a Phillies game and a Flyers game during our York Meet trip, then three more Phillies games here in San Diego and four more Phightin’ Phils games in August in Phoenix. I’ll see almost as many games as when we lived near Philadelphia!
But aside from that we’re checking out taxes, future medical care and weather too warm for snow to start. And I’d love to be within driving distance of York and all youse guys again. But I’m letting Lynley take the lead on this. My major criteria is a large space for a layout. She can decide what home to get and where. The ideal situation is the best of all of it. I make no small plans.

I know why I left California and for me it was a great place to grow up. The beach, surfing, petty girls, cars an cruisin Hawthorne Blvd on Friday and Saturday night. Hollywood Blvd and whiskey Ago-go. And later when I became interested in toy trains I joined TCA Western division. In the almost 40 years of belonging to TCA I have never been to York.
you have all kinds of major sports teams.

In the almost 40 years of belonging to TCA I have never been to York. you have all kinds of major sports teams. A couple of reasons brought us out to the west coast. Mainly, my wife received a career offer she couldn’t refuse. And that has worked out well. Second, our parents were aging and it was getting difficult to tend to their needs and traveling back and forth from the East. My parents were in the Phoenix area and my wife’s parents were in the San Francisco Bay Area. After discussing this we decided to make the move for her career and to be closer to assist our parents. It wasn’t fun moving but it worked out well.
Since then both of my wife’s parents have passed and also my Father. My mom, 88, is still in Phoenix but doesn’t want to leave her house. So with my wife being a couple years from retirement we are looking to downsize a bit. When she got her new job they wanted her to start right away and we didn’t have much time to house shop. We bought a home we liked but it’s a bit larger than we need and the costs are high, mortgage, taxes and utilities are much higher than we had back East. We can afford it but the daily cost of living out here keeps rising. I’m not going to get into the political climate but this state and county never saw a tax they didn’t like.
We actually love living here, the weather, the beaches, the restaurants, the people and neighbors we’ve met and access to all the sports teams we love. But we feel we would do better financially for the future somewhere else. Smaller homes out here are now more expensive than the current large home we have now since we got here. It’s worked out well for my wife’s career and being close by our parents, but life is shifting as it tends to do. We prefer to be proactive in steering that shift in a positive direction.

Brian, have you considered moving to Florida? It has everything you are looking for except being close to York. We don't have basements but with what your San Diego house will sell for you can easily find a house with a bonus room above the garage or you can get a big piece of property and put up an out building.
Georgia and the Carolinas would be good choices but they do get snow and ice storms occasionally. The winter is nothing like up north but they do have a real winter. I don't know what the situation is with doctors. Florida accepts many different insurance plans since we have so many residents that come from somewhere else.

Joe, that is exactly what we’re looking for. We have family in Georgia and looked around the Tampa area when we visited for Phillies spring training back in March and found some good neighborhoods and prospects. We didn’t go inside any homes since we’re not ready to buy yet, but one was exactly as you described. From the pictures of it that we saw, it had a nice size with a large bonus room perfect for a layout. It was just sold last week for about $70,000 under asking price. Hopefully, depending what we sell our house for the equity will allow us to purchase a new home all cash. Maybe a small mortgage if we really find what we want.
Keeping my Bride happy and getting a layout going are the motivators!
