Does a non-permanent, crappy carpet layout count? That’s the only reason I selected “major room” because that’s where the track goes - around the perimeter of the main room - when it is set up. A few scenic structures also inhabit this area, a couple having become practically permanent features rather than being put back in storage. My family puts up with this (and me) very nobly.

I have a spare room, call it luck. !2X14, but I have downsized the new layout. Use to use the closet as a staging area and set up consist of trains. Had 5 long storage tracks there. More then enough to store everything. But also shared the room with my military collection. Once that was all gone I had to consider what I wanted my layout for and how I would use it. I wanted to more or less watch my train run and still do some switching. I no longer have 4 mainlines, but more scenery to reminisce of the area my youth was in and still be able to run 2 consist at same time and switching and have minimum of 8 engines stored and called up to take over. Plus I wanted a close as possible a town that had the businesses I remember as well as factories that served the town. Though generic, they serve the purpose. I have also left a possible area and tracks that I can expand upon to to center or even another level without to much needed changes.

The boss/wife wants to move south. Carolina's or Tennessee. Not many basements down that way. So we are at impass so to speak.d Any move must have larger area for the trains and my other hobbies. Well then let her move South and you stay put! Thought has crossed my mind.

Some great layouts exist in the Knoxville area and in Hendersonville, NC. Homes built on a hillside can have basements with walkouts on the downhill side, while the garage and front door are on the uphill side. I've visited several of the really nice, and really large layouts.

Yeah, that's kinda our situation -- we're located on a fairly steep slope down to the creek, and there's a walkout ground level deck and patio on that side, but all the trains are in the back part of the basement, nearest to the road. No water view from the layouts, unless you count the drain tiles and sump pump, or the pond on the layout!

It really depends where you are at. there are a few here where I live. Some not on a hill either. But you have to remember I'm also in the foothills here in Spartanburg, so they can get away with it in some places here.

My now defunct (8’ x 22’) dismantled layout was in the uninsulated attic of the house we just moved out of. It is now scrap wood. The temperature was not too much different than the ambient outside temperature. All of the engines, rolling stock, accessories, track and transformers are all packed up My thoughtful wife was insistent that the next house should have a train room! (She thought it was important for the grandkids.) I was not going to argue. She allocated a 10’ x 18’ family room on the first floor for the layout, so that everything was on one floor without steps. After realizing that that room would be better for her lounge chair, with room for a play area, I said I would use a spare room on the second floor. The upstairs is refinished attic space. When I am finished with other home responsibilities, I will construct a new layout. The space is carpeted, painted, and has a large window – it is climate controlled. It measures about 8’ x 17’. I am going to squeeze out as much surface as I can. There will likely be a 7’ long section to install the 72 radius track I want for the layout. I don’t know how I will deal with the ‘walk around space’. I want to avoid the squeezing issues I had in the attic of the old house. I have not gotten around to laying out track on the floor for planning. Alfred

When we built the house my wife gave me two spaces. The basement and the garage. Since the garage is for cars and tractors, tat only leaves me the basement.

But it is a little Auditorium, dedicated to Music, where there's no room for any layout anywhere there ! So, temporary layout only... OACE T
