When building a new layout or doing a makeover which is your first priority in a makeover or your first layout, trackage, scenery, or tracks to industries, adding sidings? How important are structures which may change your amount of tracks laid?
As one that is going to do a makeover, I want to change some industries and trackage to them. Some more curves around scenery to hide train temporary and add more foliage, trees, rocks etc. Make the scenery also a part of why there is a curve were there was straight tracks before. Add a grade to an upper level. Change the town completely with more countryside scenery.
It sounds as though you are going for a more realistic setup. I just watched a beginner video and the recommendation was to keep track to a minimum as the real rail roads
did to keep costs down. I was talking to a guy from the rail road academy at a train show and he asked me " When you see a layout, what do you remember ? " Answer The scenery. I think he is right. When we do a public show the Dept 56 buildings and the animation get as much attention as the trains do.
You have done this before so keep the good things and upgrade to not so good. Or a better idea is to have an open house for all forum members so we can come over for a week and help you plan this thing. How many can you hold ? Never mind, we'll order mobile homes......

Great topic. I'm like a lot of us I guess - spent more time making plans than actually acting on them. That said I always mess with lines of sight and scenic dividers, trying to make a layout appear bigger and making a railroad that goes "somewhere." I think being unable to see the whole layout at once is necessary for that illusion. Those features are always open to change. Structures are a space-eater for me, so I aim for low-relief buildings and flats, maybe even interchangeable ones. I also try for a future spot to run equipment off the layout out of sight. Micro-layout fans and our British friends would call it a fiddle yard. A staging yard would be ideal, but space is always the thing. It's always a feature I try for, even if I don't always manage it. It's for when the layout doesn't seem big enough any more........which may be soon.... next week possibly. FW
