Guys as President of the NJ HiRailers I can tell you facts and not conjecture. We currently have 80 members I myself have been a member for 20 years now. The building is located in one of the least desirable locations in New Jersey There are currently 6 churches in the building, a doctor, two photo studios, a machine shop, a food bank , the train club and a few other small businesses. The owner of the building had his factory on the first floor It produced photo and poster mats. He had many large customers the likes of Walmart, Target, Sears, and K-Mart. His business was flourishing when I joined 20 years ago His operation was seven days a week and 3 shifts and he had hundreds of employees and he made it a point to hire neighborhood residents. With the demise of some of his large customers and loss of all others to Chinese low balls the owner went from 21 shifts a week to 1 shift on one day with the 80 year old guy running the machines. The owners son is a lawyer and has always handled the building management They always had trouble finding tenants and retaining the ones they had which was always below the going rates for more desirable areas
So they were delighted a few years ago when a guy wanted to rent the whole first floor Thats about 75000 sq ft The business the guy is in is Cannabis He wanted that space for hydroponic farms. The stipulation for renting the space was an option to buy the building For years the State of New Jersey did not issue permits for Cannabis until last year The guy got a bunch of investors and exercised his stipulation to buy the building Closing might be next week
Since the old owner knew this might happen but never expected it to he protected the train club for ten years This family is the best people you will ever meet They never asked us for a dime the whole time we were there. They supported eevrything we wanted to do. They wrote a ten year lease for us so that the new owner couldnt kick us out. The new owner wants to convert the rest of the building into self storage units He wants to gut the building and buy out our ten year lease at a substantial amount of money Too much to say screw you we have a ten year lease. That money could be used to relocate and recreate the layout hopefully
