Aug 2-4th so hurry. I took advantage on some MTH flats carrying sherman tanks. I'm sucker for the best military loads and MTH has/had everyone beat.
One thing I've noticed is the prices on the website and Trainz's Ebay store are different. Usually cheaper on the website. So if you find it on ebay, it will be listed on the website as well.

We're having a central air conditioning unit installed this week and property taxes are due so spending is on hold for a while.

No need for any new engines right now. Similar to Denny, college kid number 2 is about to start her first year, AC needs some repair (only 6 years old, they sure don't make them like they used to), and property taxes in our little Taxachusetts town just went up. No significant train purchases in the near future and I have some projects on the bench to finish anyway.

Question now is do I pull the trigger. hehe There’s gotta be a tremendous amount of “stuff” in the market now, because dealers are having sales galore… trying to get buyers to bite. Mr. Muffin’s Trains just had a $200-off flash sale on some great Lionel and MTH locomotives in stock. But I passed, because I’m waiting on a few items due to arrive over the next few months. Just can’t afford everything. I hate passing up good deals, but we all have our limits.

They are always having sales. Don't worry if you miss this one. There will be another. I hear ya... The mortgage company just told me the escrow was short again this year due to higher-than-expected taxes and insurance. This makes 4 years in a row the mortgage payment has gone up. The higher price of gas, groceries and things in general has really cut into the train budget.

I inherited my house so there is no mortgage and we claimed homestead plus being seniors our taxes are as low as their going to get, but my house is on a corner lot and I own a half lot next to the house.

Just FYI -- if the value assigned to your real property by the tax assessor seems high, most jurisdictions allow you to challenge that valuation. In most jurisdictions, they do not physically inspect every property every year, but just increase the estimated value on paper, based on a general rise in the area, and sometimes that can create a gap between the assessed value and the actual value (this can work in your favor, of course, especially if you've improved the property since the last in-person assessment). Especially if you have a recent appraisal in hand (for instance, if you've recently refinanced) that shows a much lower value, you may be able to successfully appeal a proposed reassessment and get your estimated value lowered, which likely will lower your tax bill. Can't do anything about a higher tax rate, though (other than suggest voting the politicos out!), but be sure you check for and take advantage of any available tax breaks, such as senior or homesteader (owner occupied) discounts.
